What Is Frisco Building Around Toyota Stadium, and What Does It Mean for Nearby Homes?

by Christina Money

Frisco approved a $5 million incentive agreement for a mixed-use district around Toyota Stadium that includes a 250-room hotel, upwards of 1 million square feet of office space, and retail and restaurants. Backers project up to $1 billion in private investment over the next 5 to 10 years, with stadium construction expected to finish by 2028.

Frisco just approved a $5 million incentive deal to help turn the land around Toyota Stadium into a mixed-use district. Think The Star, but with FC Dallas and the Hunt family behind it.

Here is what is planned, based on The Real Deal's reporting. A 250-room hotel with about 15,000 square feet of meeting space. About 30,000 square feet of retail and restaurants. And upwards of 1 million square feet of office space. Backers are projecting up to $1 billion in private investment over the next 5 to 10 years, with stadium construction wrapping up by 2028.

The incentive is structured so the developer gets 50% of the hotel occupancy tax for up to 10 years, and the city waives half the development fees. Frisco keeps the rest of the hotel tax, gives up no sales tax and hands over no city land. I like seeing a deal where the city is not writing a blank check.

Earlier this month Frisco also approved a Trader Joe's mixed-use district, so if it feels like the announcement list keeps getting longer, it does.

What does this mean for homeowners? Office space means daytime workers, and daytime workers want to live close to where they work. A shorter commute is one of the most consistent things buyers pay for, and Frisco keeps stacking jobs, restaurants and entertainment inside the same few miles. Over time, that tends to support demand for nearby neighborhoods.

Now the honest part. A billion-dollar projection is a projection. Five to 10 years is a long time, and construction and event-day traffic are real tradeoffs if you live close. If you are buying near the stadium, ask about the timeline, check the zoning and plan for the noise. If you are selling, a project like this is a good thing to point to, but do not price off something that has not been built yet.

Frisco has a track record of delivering. I would just rather you buy based on what is there today and treat the rest as a bonus.
