Are Luxury Home Prices Dropping in Allen and Collin County?

by Christina Money

In some cases, yes. A new 13,000-square-foot estate in Allen's Twin Creeks community listed at $11.9 million in July 2025 and relisted in October 2026 at $10.5 million after two price cuts, about 12% lower. Even at the top of the market, the price has to match what buyers will actually pay.

A brand new estate in Allen's Twin Creeks community just came back on the market, and the price history tells you more than the photos do.

The house is about 13,000 square feet on three-quarters of an acre, in the gated Wimberley Place section, which has fewer than 50 lots and backs to the Arnold Palmer golf course. It has a multigenerational wing, a 5,000-square-foot basement garage and geothermal HVAC. It first listed in July 2025 at $11.9 million, before it was finished. It dropped to $11.5 million in March, came off the market in July, and relisted this month at $10.5 million with a new agent, according to The Real Deal. That is roughly 12% below the original price.

One house is not the whole luxury market, and I am not going to pretend it is. But it matches something I keep seeing. Sellers anchor to what it cost to build, or to what a neighbor got in 2021, and buyers do not care about either number. Luxury buyers are the most patient buyers there are. They have options in Frisco, Prosper, Plano and Lucas, they have time, and they read price history like a bank statement.

Features this specific shrink the buyer pool. That is fine, and sometimes that is the point. But a smaller pool needs sharper pricing, not more hope. Every cut tells the next buyer there is room to negotiate, and a listing that gets pulled and relisted carries that story with it.

If you are a luxury buyer, check the price history, the days on market and whether the listing has been pulled before you write an offer. That history is leverage.

If you are a luxury seller, the first price is the most important price. I would rather price it right on day one than chase the market down for a year.

FAQ
Q: Are luxury home prices dropping in Collin County?
A: Some sellers are cutting prices. One new Allen estate went from $11.9 million to $10.5 million over two price cuts, but one listing is not a whole market.

Q: Where is Twin Creeks in Allen?
A: Twin Creeks is a master-planned community in Allen, Texas. Wimberley Place, a gated section with fewer than 50 luxury lots, backs onto Allen's Arnold Palmer golf course.

Q: Should luxury buyers negotiate on price in Allen?
A: Yes, especially when a home has a long price history. Days on market, price cuts and a pulled listing all give buyers negotiating room.

Q: How should luxury sellers price their homes in Collin County?
A: Price to what buyers are paying now, not to build costs or 2021 sales. The first price carries the most weight, and every cut after it tells buyers there is room to negotiate.
