Will the Collin County $817.5 Million Bond Raise My Property Taxes?
Early voting is happening right now (through Friday, Oct. 30), and if you own a home in Collin County, there is a four-part bond on your ballot that deserves five minutes of your attention.
Here is what is on it. Proposition A is about $296.5 million for courts and jail space. Proposition B is $475 million for non-tolled roads and bridges. Proposition C is $6 million for parks, and Proposition D is $40 million for a new elections facility. You vote on each one separately. Election Day is Tuesday, Nov. 3.
Now the question everyone actually asks me: what does it do to my taxes? The county's debt service rate could move from 4.18 cents to 4.95 cents per $100 of assessed value over six years. By my math, that is about $31 a year on a $400,000 home. County leaders have said it may not require an increase at all. I would not call that nothing, but I would not call it dramatic either.
Here is the real estate angle. I am not going to tell you how to vote. I will tell you how buyers behave. Commute time is one of the first things they ask about, and Collin County is growing fast. Melissa, Celina, Prosper and north McKinney are where road strain shows up first. Infrastructure that keeps pace with growth protects the thing buyers pay a premium for, which is a reasonable drive to work.
On the flip side, we have more inventory and more buyer leverage than we have had in years, so buyers compare monthly payments closely. A tax rate that creeps up gets noticed. If you are a seller, know your tax rate before you list, because buyers will ask.
Whatever you decide, read the ballot language, look up your own appraisal, and vote. Local elections get tiny turnout compared to how much they affect your wallet.
