What Is The Marco in Prosper, TX, and What Does It Mean for Nearby Homeowners?

by Christina Money

The Marco is a roughly $2 billion, 143-acre mixed-use development that Prosper's town council unanimously approved on October 27, 2026. It sits at the northeast corner of the Dallas North Tollway and US 380 and centers on a 15.5-acre lagoon with canals. It allows up to 4,400 homes and apartments, and lagoon construction is not expected to start until late 2027.

I have been doing this long enough to know that Collin County never stops building, but a Venetian village with canals is a new one even for me.

On October 27, Prosper's town council voted unanimously to approve zoning for The Marco, a roughly $2 billion project from Blackard Companies. It covers 143 acres at the Dallas North Tollway and US 380. The centerpiece is a 15.5-acre lagoon that doubles as stormwater detention, with canals big enough for boats and a 26-foot-wide pedestrian path around the water. Plans also include offices, shopping, a theater, and up to two hotels.

Here is the part I want you to hear before you start shopping for a house nearby. The maximum housing count is 4,400 units: up to 2,500 mid-rise apartments, 400 high-rise units, 500 age-restricted apartments, and 1,000 single-family and duplex homes. Prosper's town manager called it the biggest project in the town's history, and that is exactly why I would not treat the vote as the finish line.

The zoning is approved. The development agreements are not. Council still has to settle incentives, impact fee waivers, building standards, and parks. Lagoon and infrastructure work is expected to begin in late 2027, around the same time a new stretch of the Tollway from US 380 to FM 428 is expected to open.

What does that mean for you? If you own near the corridor, this is a multi-year story, not a next-quarter one. More retail and dining nearby tends to help how a neighborhood feels, and more traffic tends to hurt it. Both can be true at once.

If you are buying in Prosper, ask what is approved, what is funded, and what is only a rendering. Those are three very different things. I would also look at where you sit relative to the Tollway extension, because that will shape your commute more than any lagoon.

Prosper is changing fast, and the buyers and sellers who understand the timeline will make better decisions than the ones reacting to headlines.
