Dallas Ranked a Top-10 Buyer's Market in the U.S.

by Christina Money

Yes. Dallas ranks as the 8th strongest buyer's market in the country according to Redfin, with sellers outnumbering buyers by 107 percent. In Collin County cities like Frisco, McKinney, and Allen, that means more room to negotiate on price, repairs, and closing costs than buyers have seen in years.

I'll say the thing a lot of agents won't say out loud right now. If you're a buyer in Collin County, you have more power than you've had in years, and the data backs it up.

Redfin just ranked Dallas the 8th strongest buyer's market in the entire country. The number that stopped me: sellers outnumber buyers here by 107 percent. There are roughly 30,850 sellers competing for about 14,865 buyers. Nationally the average gap is 58 percent, so we're running almost double that. Four Texas cities made the top 10 buyer's markets list, which tells you this isn't a Dallas quirk. It's a Texas supply story.

What does that actually mean if you're shopping in Frisco, McKinney, Allen, or Prosper? It means 79 percent of homes across Dallas sold below asking price in August. It means you can ask for repairs, ask for closing cost help, and walk away from a house that isn't priced right, because there's another one coming next week. I'm seeing this play out on my own listings and my buyer clients' offers. The days of ten offers in a weekend on an average house are gone for now.

If you're selling, this is your reality check. Pricing strategy matters more than it has in years. Homes that are updated, move-in ready, and priced honestly are still moving. Homes priced on 2021 nostalgia are sitting. I know that's not what every seller wants to hear, but I'd rather tell you now than watch your listing go stale.

If you've been waiting on the sidelines thinking you missed your window, you didn't. This is the window. Rates are still a factor, but negotiating room on price and terms is doing a lot of the work right now, especially in Collin County where inventory has grown fast alongside the population.

I track this market every single day because it changes fast, and I'd rather over-communicate with you than let you find out the hard way.
