If you've been watching North Texas, none of this will shock you. But it's still worth saying out loud: Collin County is growing faster than anywhere else in the United States.

The Census Bureau data makes it clear. Celina grew by 24.6% between July 2024 and July 2025, the fastest rate of any U.S. city with a population over 20,000. It held that same title the year before. Why Is Collin County Growing So Fast?

A few things are happening at once.

The schools are a major driver. Celina ISD, Prosper ISD, McKinney ISD, and Anna ISD are all highly regarded, and families are making housing decisions based on district boundaries. That has been true for years and it is not changing anytime soon.

The value still exists here compared to more established DFW suburbs. Cities like Celina, Anna, and Princeton offer more home for the money than Frisco or Plano, and buyers know it.
