What's It Like Living in Devonshire, One of Forney's Best-Amenitized Neighborhoods?

It's resort-style living with a Kaufman County price tag, and 1116 Wedgewood Drive is a good example of why Devonshire keeps pulling buyers out of Dallas and Rockwall. This 2016 build is listed at $535,000 for just over 3,200 square feet, and the neighborhood itself does a lot of the selling before you even walk in the door.

Devonshire has a stone tower entrance, ponds, hike and bike trails, a resort-style pool with a splashpad, a clubhouse, an amphitheater, a dog park, and sand volleyball and basketball courts, all inside the gates. There's an elementary school zoned right into the neighborhood boundary. Downtown Dallas is under 25 miles away, close enough for a real commute without paying Dallas prices for the privilege.

Inside, the house holds its own against the amenities around it. Hardwood floors run through the main level, the kitchen opens straight into the living space, and there's a dedicated office if you're working from home some days. Upstairs, a game room gives everyone their own corner, and the primary suite closet has room for more than the average closet ever offers. The garage is climate controlled, which matters more in a North Texas summer than people expect until they own one. The roof is new as of 2025.

Out back, a private pool and covered sitting area turn the backyard into space you'll actually use instead of just mow. The HOA runs $500 a year, which is low for what it covers.

Kaufman County keeps drawing buyers priced out of Dallas and Rockwall, and Devonshire sits right at the center of that shift. Resale value here has been climbing as the area builds out, worth thinking about even if you're planning to stay a while.
