It’s Getting (A Little) More Affordable to Buy in DFW

For the first time in a while, I get to share some good news with buyers.

Buying a home is starting to feel more doable again.

No, homes aren’t suddenly “cheap,” and yes, affordability is still a real concern. But the pressure buyers have felt the past few years is finally easing a bit, and that matters.

The Shift Buyers Have Been Waiting For

For a long time, the math just wasn’t mathing.
Prices jumped. Rates climbed. Payments felt out of reach.

Now we’re seeing a slow but real shift:

Mortgage rates have come down from their highs
Price growth has cooled in many DFW areas
Incomes are rising faster than home prices

That combo is helping monthly payments look more reasonable than they did even a year ago.

In Collin County and around DFW, we’re also seeing more inventory. That gives buyers more choices, more negotiating power, and in some cases seller concessions again. That was rare during the frenzy years.

What This Means in Real Life

It doesn’t mean you should rush out and buy tomorrow.
It does mean sitting on the sidelines out of fear might not be the winning strategy either.

I’m seeing buyers:

  • Negotiate on price

  • Get closing cost help

  • Take their time choosing a home

  • Avoid bidding wars in many situations

That’s a very different environment than 2021–2023.

The Bottom Line

Affordability isn’t “fixed,” but it is improving. And for the first time in years, the trend is moving in buyers’ favor, not against them.

Real estate is hyper-local, though. What’s happening nationally and what’s happening in Frisco, McKinney, Allen, or Plano can look very different.
