Allen has officially exited the chaos era.
The 2020 to 2022 frenzy is over, and what has replaced it is a balanced, healthy market. Homes are taking longer to sell than peak years, but demand remains steady thanks to schools, infrastructure, and proximity to US-75 and SH-121.
Pricing in Allen has become more realistic. Fewer over-ask offers. More room for inspections and negotiations. That is not a crash. That is normalization.
Strong school zones continue to protect values, especially in established neighborhoods. Buyers are still willing to pay for location and stability, just without the panic.
Allen remains one of the most dependable markets in Collin County for both families and long-term homeowners.
