$77.8 Million Apartment Community Breaking Ground at Grandscape in The Colony, TX
If you thought Grandscape was already becoming one of the biggest lifestyle destinations in North Texas, it’s not slowing down anytime soon.
A brand new $77.8 million luxury apartment community is officially coming to Grandscape in The Colony, adding another major piece to what is quickly becoming one of the strongest live-work-play developments in the Dallas-Fort Worth metroplex. Developer JPI broke ground this month on Jefferson Grandscape II, a five-story residential project that will bring 277 new apartment homes directly next to the heart of Grandscape. Construction is underway now, with completion expected in January 2028.
This is the second apartment phase JPI has launched in the area, following the success of Jefferson Grandscape I, and that alone says a lot. Demand to live near this entertainment corridor is growing fast.
For years, Grandscape has been known as a place people drive to for dinner, shopping, concerts, Nebraska Furniture Mart runs, or a night at places like Truck Yard, Cosm, and Grandscape. But now, developers are making it clear this area is shifting from just a weekend destination into a full lifestyle hub where people can actually live in the middle of the action.
The new community will offer studio, one-bedroom, two-bedroom, and three-bedroom floorplans with upgraded interiors including smart home technology, granite countertops, stainless steel appliances, wood-style flooring, spacious closets, and select luxury add-ons like walk-in pantries, private patios, and dual vanities. Residents will also have access to a sky lounge, outdoor terrace, resort-style pool, fire pit courtyards, and direct garage connectivity — a first for JPI in North Texas.

This project sits directly off Nebraska Furniture Mart Drive with immediate access to State Highway 121, putting residents within minutes of Frisco, Plano, Legacy West, and the exploding business growth happening along the northern Dallas corridor.
