It's getting there — and 8400 Sioux Trail is a good entry point if you want in before it fully arrives. Aubrey sits north of Little Elm along the 380 corridor, close enough to the PGA Frisco development and the growth spreading north from Frisco and Prosper to benefit from it, without the price tag those cities already carry.

This home is a 4-bedroom, 2-bath at 2,018 square feet for $422,000 — a little over $200 a square foot, which is still a relative bargain compared to what similar new-ish construction runs closer to Frisco proper.

Aubrey's been picking up steam because it's one of the last spots in this corridor where you can still buy a newer single-story home with a real yard at this price. That won't last as more of the 380 corridor fills in over the next few years — this is early-stage growth-suburb pricing, not established-suburb pricing.

Four bedrooms and two baths at just over 2,000 square feet is a comfortable fit for a young family or anyone who wants single-level living without downsizing on bedrooms.
